What is OwnerTabs?
OwnerTabs is a home documentation platform for homeowners in Greater Vancouver. We help you keep tabs on your home — document your systems (plumbing, electrical, HVAC, roof), log incidents when things go wrong, and understand permit requirements. Everything stays on your device.
Is this a contractor or repair service?
No. We don't dispatch tradespeople, quote repairs, or perform any work. We're a documentation and information tool. When you need actual work done, you hire your own licensed contractor.
Does this help me file insurance claims?
We're not claim approval software and can't guarantee any outcomes. However, having organized records — documented timelines, photos, system ages, and incident logs — can help you present your situation clearly when talking to adjusters or filing claims. You control your data and can export it anytime.
Will documentation help with my insurance?
We can't promise specific insurance outcomes. But organized documentation helps you answer questions confidently, present a clear timeline of what happened, and have evidence ready if asked. It's about being prepared — not about guaranteeing coverage or approval.
Is my data stored somewhere?
No. All Home Record data stays in your browser's local storage. We don't have accounts, logins, or cloud sync. If you want to keep a copy, use the PDF export feature.
Home Record Tool
What is the Home Record?
The Home Record is a structured way to document your home's key systems: plumbing, electrical, HVAC, and roof/water. You answer questions about each system, and we generate a report you can reference later or share with contractors.
What systems does it cover?
Four systems: Plumbing (pipes, water heater, shutoffs), Electrical (panel, wiring, safety devices), HVAC (heating, cooling, maintenance), and Roof & Water (roof condition, drainage, water intrusion history).
How long does it take to complete?
Each module takes 3-5 minutes if you know your home. If you need to check things (like finding your panel amperage or pipe material), it may take longer. You can save progress and return later.
What if I don't know the answer to a question?
Every question has an 'I don't know' option. Your report will note gaps and suggest what information would be useful to gather. Incomplete records are still useful.
Can I edit my record later?
Yes. Each module has an edit option. Your data persists in your browser until you clear it or use a different browser/device.
Incidents
What's the Incident Log for?
The Incident Log helps you document problems when they happen: what went wrong, when, what you did, photos, contractor info. Having a timeline is useful for insurance, warranties, and pattern recognition.
What systems can I log incidents for?
Plumbing, electrical, HVAC, and roof/water — matching the Home Record categories. You can also log general incidents that don't fit a specific system.
Can I export incident reports?
Yes. Each incident can be exported as a formatted document with timeline, photos, and details.
Permits
Does this site tell me if I need a permit?
We provide guidance based on official municipal sources, but we can't give definitive answers for your specific situation. When in doubt, call your city's permit office directly — they're the authority.
Which cities do you cover?
We have detailed permit info for Vancouver, Burnaby, Surrey, and Richmond. We review and update this information regularly, with source links to official city pages.
Do you help with permit applications?
No. We explain requirements and link to official application portals. Your contractor typically handles permit applications as part of their service.
How current is the permit information?
Each city page shows when it was last reviewed. We link to official sources so you can verify current requirements. Municipal rules change — always confirm with the city before starting work.

What topics do your guides cover?
We have guides on plumbing emergencies, electrical issues, HVAC maintenance, and roof/water problems. The focus is practical: what to do, when to call a pro, and what questions to ask.
Are the guides professional advice?
No. Guides are general information for homeowners. For specific situations, consult a licensed professional. We're not liable for decisions made based on our content.
How do I find a contractor?
We don't recommend specific contractors. For licensed tradespeople in BC, you can verify credentials through SkilledTradesBC (trades) and Technical Safety BC (gas fitters). Ask neighbors for recommendations and get multiple quotes.
Technical & Privacy
Do I need to create an account?
No. Everything works without accounts or logins. Your data stays in your browser's local storage.
What happens if I clear my browser data?
Your Home Record and incident data will be deleted. Export to PDF before clearing if you want to keep a copy.
Does this work offline?
Partially. Once pages are loaded, most functionality works offline. But you need internet to load pages initially and to access external links (like city permit portals).
Can I use this on mobile?
Yes. The site is responsive. Works on phones and tablets, though some forms are easier on larger screens.
